Recommended Schedule of Maintenance by Owner

  • Hot Water Heater:  Service a water heater every one to two years (depending on the amount of use). Fountain Hills water is very hard: some companies recommend draining the tank one or twice a year to remove mineral buildup.  Tank water heaters usually last about seven to 10 years. 
  • HVAC Service: (Heating, Ventilation, and Air Conditioning):Service an HVAC system once a year. Seasonal residents might stretch out the time. 
  • HVAC Filter: Change the filter about every 3 months.
  • Smoke Detectors: Change the batteries every six to 12 months.
  • Washing Machine Hoses: Replace hoses every 5 years (they dry rot, which may lead to heavy water damage).
  • Refrigerator Filters:  Change the water filter in the fridge every 6-12 months, or if you notice poor water flow, a change in water taste, or an odor. 
  • Water Spots on Glassware from the Dishwasher: Not a maintenance item, but a method for reducing mineral spots on glassware: Add 1/2 cup of white vinegar to the bottom of the dishwasher before starting the machine.


            * Suggestion: Schedule these services on your electronic calendar as recurring events.

Who to Contact About Issues

  • For small issues such as replacing a burned out exterior light bulb, replacing the gas cylinder at the grill, contact Mary DuBois at 218-428-0254.
  • For bigger issues or if local help is unavailable, contact the property manager Elise, via the contact webpage.

Condo Damage and Insurance

The HOA's insurance covers damage to the inside of a unit up to the replacement cost of the original build material.  It will not cover the cost of improvements that were added later, for example, an upgrade in flooring or counter material. The owner of the unit where the damage originated (for example, burst water pipes or fire) is responsible for the HOA's insurance deductible. The owner may be able to recover some or all of the deductible from their personal home insurance.
