Rules and Regulations

Introduction

These Rules and Regulations clarify or supplement our CC&Rs (Declaration of Covenants, Conditions, and Restrictions). They support a safe, peaceful and respectful community life by providing a structured framework for residents. And, they preserve the aesthetics of the property while protecting and enhancing the value of our homes.

Pets

  • Up to two commonly accepted household pets are permitted per unit.  However, an owner may prohibit pets for tenants.   
  • Pets must be leashed outside of the unit. 
  • Pets are subject to nuisance restrictions, for example,  no excessive noise, threatening behavior or introduction of bug infestations.
  • Potty areas for pets are anyplace on the other side of the parking lot from condos. Do not let your pets urinate or defecate on land or sidewalks adjacent to the condos. Always pick excrement and toss it in the dumpsters.

Quiet Hours

  • 10PM to 8AM: Please respect our neighbors right to a peaceful residence. No loud noises are permitted from 10pm to 8am, for example, loud TV, loud music, loud conversations or yelling. 
  • SECOND FLOOR RESIDENTS should also refrain from vacuuming, doing laundry, and running (pets included) during quiet hours.  

Decoration of the Exterior of a Unit

 Decoration of the Exterior of a Unit is permitted per:

  • The decoration is aesthetic, and is contained within the porch and patio. Examples of aesthetic decorations are live plants, realistic plastic plants, ceramic pots, furniture and wall art. The HOA board has final authority to decide what is aesthetic and what is not. 
  • No signs, flags or other visible expressions of any kind are permitted in the windows or on the exterior walls (ex. for sale, for lease, beer, national, political, religious, humor)
  • Live Plants on the second floor must have plant saucers under them to prevent dirty water staining the sides of the building.
  • Seasonal Decorations: reasonable exterior seasonal decorations are permitted up to four weeks prior to the holiday, and must be removed within one week of the passing of the holiday. The HOA board has the authority to deem a decoration as unreasonable, for example, a ten-foot blow-up snowman.
  • Areas Not Permitted to Decorate: shared landings, shared steps, shared sidewalks, fronts of garages. All grounds are strictly the domain of HOA contracted landscapers.

Storage

Storage of items is permitted only inside the condo unit or inside the unit's garage. Non-Decorative items may not be kept on the patio or unit entrance: examples are boxes, crates, mops, drying racks, and anything that the HOA board may deem as non-decorative. 

Maintenance by Owners and Tenants

  • Owners are expected to maintain their units in good condition so as to prevent physical damage to neighboring units and to prevent infestations.
  • Tenants and resident owners must share in the cleanliness of their limited shared areas (landings, steps and shared sidewalks) by sweeping and/or cleaning them. 

If You Will Be Gone for More than 48 Hours

  • Turn off the water at the main valve, which is located on the side of the building. It will reduce the chance of severe water damage while you're gone. Be sure to turn off your water and not your neighbor's. 
  • If you will be gone for weeks, consider removing food from the refrigerator that would spell badly if the frig were to lose power while you are gone. Or, you might even empty the frig, prop open the doors and turn off its power.

Parking and Vehicle Policies

  • Parking is only for condo tenants and their on-site visitors. 
  • Parking is only permitted in the parking spaces or in front of a unit’s garage door - no parking at the curb.
  • Parking at the curb for on or off loading is limited to 15 minutes. Do not block walking and handicap access lanes (marked with yellow stripes on the asphalt).
  • Only personal cars and trucks may park on the condo property. Recreational vehicles, campers, mobile homes, boats, trailers, commercial vehicles, or other similar equipment or vehicles are not permitted to be parked or kept at the condo property.
  • Except for emergencies, no vehicle shall be constructed, reconstructed, serviced or repaired on the condo property.
  • Inoperable vehicles may not be kept on the condo property.
  • Vehicles that are not compliant with policies are subject to an order by the board that it be towed at the expense of the owner. 


Open Flame Devices and Cooking Grills

  • Open flame (including candles) is not permitted in any unit, on the balconies, patios, or within 20 feet of a building. 
  • A cooking grill is provided in the pool area for shared use. Please follow the instructions and safety rules that are posted beside the grill.

Rules for Home Water Filters

If you currently have or plan to install a water filter system, for example, a reverse osmosis (R.O.) system,  then you must install a pressure release tank on top of the hot water heater.*


* The summer heat can create excessive pressure on a unit's water system, sometimes causing it to rupture a small plastic pipe.  Two incidents of severe water damage have occurred in units. Estimated cost for a tank and its install (2024) is $150.

Approval of Home Modifications

  • Owner may make non-structural improvements to the interior of their unit without board approval, though the owner is liable for any damage caused to other units due to the implementation of the improvement.  Examples of such improvements are replacing carpet, tile or cabinets.
  • For any exterior or proposed structural change, the owner must complete an Architectural Review form and submit it to the HOA board via the property manager for written approval .  (The Architectural Review form is available for download at the bottom of this page)
  • Exterior Screen Doors: If the owner wishes to install a screen door at the unit entrance, there are a few pre-approved models from which the owner can choose. If the owner wishes another model, the owner should complete an Architectural Review Form (available for download at the bottom of this page) and submit it to the property manager. 

Business Use of Home or Property

Business Use of Home or Property is permitted only if it:  (see CC&R Article 4.1 for more details)

  • Is not detectable outside the residence.
  • Is legal and conforms to ordinances and zoning laws.
  • Does not involve purchase or delivery of goods at the door.
  • Does not involve employees.
  • Does not increase traffic or create parking issues.

Lease or Rent of Homes

  • No owner may lease or rent less than the entire unit, and may not do so for less than thirty (30) days.  (In other words, short-term renting is not permitted.)
  • Owners must submit a completed Owner/Occupant/Resident info form (available for download at the bottom of this page) to the property manager when a new tenant occupies a unit. 
  • Tenants are not permitted to sub-let their units.

Swimming Pool and Hot Tub Rules

  • Children under 12 must be accompanied by an adult. No lifeguard on duty.
  • Observe all safety regulations.
  • No drinks, candy, tobacco, popcorn, gum, alcohol, or food of any kind shall be permitted in the pool, or within the required walkways of the pool. Food or drink is allowed in the pool enclosure, but not in the pool or in walkways, provided that only plastic or paper serving utensils, cups and dishes are used.
  • No glass is allowed within the pool enclosure.
  • Shower and use the toilet before entering the pool.
  • Keep the gate and doors closed – do not prop open.
  • Persons with sore or inflamed eyes, colds, nasal or ear discharges, boils or other acute or obvious skin or body infections, or cuts shall be excluded from the pool.
  • Incontinent, wear tight fitting rubber or plastic pants or a swim diaper
  • Animals are not allowed in the pool enclosure unless they are service animals. No animals may enter the pool or hot tub.

Recreation Room

  • Making changes to the recreation room, pool or pool area, including adding or removing equipment, is permitted only with written approval of the HOA board. (Adding small pool floats and toys to the storage bin is permitted.)
  • After use, turn off the fan, lights and HVAC, and lock the exterior door.
